| Origins Sterling Property Services was formed on April 1, 2005 from the purchase of a long established and reputable Bonita Springs based Property Management company formerly known as WBG SW FL Inc. To ensure continuity and a seamless transition during the handover, the original office space and staff were retained while the new owners started to impart the changes necessary to make Sterling Property Services the success story that it is today. Although our success has been rapid, we have been careful not to suffer growing pains. We have recruited high quality personnel with a broad range of skills and we ensure that we can adequately handle any increase in business before committing to a new contract. The Management Team The new management team, John & Jill O’Gorman and Tony & Sarah Shefferd have spent the past four years transforming the operating model by bringing a wealth of corporate best practices and procedures from their previous backgrounds at companies such as J.P. Morgan Chase Bank, Fidelity and AIG. What do we mean by “Redefining Property Management”? What the new owners noticed immediately was the lack of accountability and customer focus that is badly lacking in the Property Management industry in SW Florida. After spending years managing the systems that support the trading floors at major US banks - an environment where failure to respond or meet tight deadlines could result in millions of dollars being made or lost in a single day, the contrast with Property Management practices could not have been more stark. We realize that managing your association starts with partnership and accountability. This is an extremely tough and competitive business which is run on high expectations and tight margins (not dissimilar to the technology projects we managed in our previous careers). We pride ourselves on our professionalism, our responsiveness, our “can do” attitude and our ability to communicate with board members and owners alike. How Do We Differentiate Ourselves From Our Competitors? Quite simply, we do not believe that a certain level of attrition is inevitable in the Property Management industry. We enjoy one of the very best retention rates in our industry. We do not quote unrealistically low price points knowing that we will be unable to meet our commitments and accepting that we will lose your business within 12 or 18 months. We keep our “manager to association ratio” as low as possible which means you get the best service levels and we do not lose our staff – many of our competitors regularly lose their property managers as they simply cannot cope with the volume of work they have been given – a direct result of entering into numerous under priced contracts.
