As a resident of your community, a committee member or a director on your community's Board, one of the key decisions you will make is selecting a management company. 

Below are suggestions of criteria to consider when selecting a management company:

  • Accounting - Do they provide information that is clear and concise in a timely manner? Are bills paid on time? Are their cash control, collections and reserve fund policies in place? Do they help with the budgeting process?
  • Availability - Does the company respond to the needs of the association, and with a positive attitude?
  • Consistency - Does the company provide a consistent response time and seem proactive in their work habits?
  • Fees - Are the fees reasonable? Will you receive a level of service commensurate with the amount of fees the association pays? Compare contract provisions and especially check references when there is a disparity between the fees one management company charges over the other.
  • Insurance - Being such an important part of association business, is the company knowledgeable in insurance coverage, claims and will they help the association get the best coverage at a reasonable price?
  • Meetings - Will the manager attend all the meetings? Provide proper notice, correspondence, minutes, and record keeping?
  • Personnel - Does the company have enough staff to accomplish the services stipulated in their contract? Who are the owners of the company and what leadership do they provide?
  • Professionalism - Are all community residents treated in a professional manner? Do company personnel reflect a commitment to professionalism?
  • References - Word of mouth is the single most important factor when selecting a management company.
